Grading matters as much as the grass

Sod laid on bumpy, poorly drained ground becomes a bumpy, poorly drained lawn. We grade so water flows away from the house and off the lawn, fill low spots that would become puddles, and set the final height so the sod meets your driveway and sidewalks cleanly.

  3. Clear the old lawn. We kill or strip the failed lawn and remove the debris. Sod laid over dead grass is a shortcut that fails — we do not take it.
  4. Grade for drainage. We smooth bumps, fill low spots, and set the slope so water flows away from your house. This step decides whether your new lawn drains or puddles for the next ten years.
  5. Lay it fresh, same day. Sod arrives fresh-cut and goes down the same day — staggered seams like brickwork, edges cut tight, then rolled so every piece makes full contact with the soil.
  6. Aftercare plan and check-back. We leave you a simple watering schedule and come back to check that the sod is rooting. Most lawns are rooted and ready for normal care within a month.

St. Augustine or Zoysia: the honest guide

St. Augustine is Orlando's default for good reason. It tolerates the shade under live oaks and palms, establishes fast, and repairs damage aggressively — a bare spot fills itself in. It wants to be mowed tall (3.5–4 inches) and it is the thirstier of the two.

Zoysia is the showpiece grass: dense, fine-bladed, and gorgeous when maintained. It needs full sun — at least six good hours — and a lower mow (2–2.5 inches). It establishes slower and costs more, but it crowds out weeds better than anything once it is in.

What we will not do: sell you Zoysia for a shady yard because it costs more. If your lot is under oak canopy, St. Augustine is the answer and we will say so.

Watering new sod in Orlando heat

New sod lives or dies on water, and Orlando heat is unforgiving. The schedule is simple: weeks 1–2, water daily — enough to keep the sod and the top inch of soil damp, usually in the early morning. Weeks 3–4, taper to every other day as roots grab hold. After a month, switch to deep, less-frequent watering like an established lawn.

The number one killer of new sod is underwatering in week one. The number two killer is watering at night, which invites fungus in our humidity. Morning watering, every time. We leave the full schedule in writing and check back to make sure the sod is rooting.

HOAs and sod projects

Many Orlando HOAs require approval before you change the landscaping — including re-sodding.
